But before you charge out into those oak covered hills, you really need to know "the lay of the land" when it comes to investing in the right acreage home site and the right neighborhood for you.

My name is Michael Velasco and for the last 20 or so years, I've worked to develop and market suburban and acreage home site neighborhoods in the Texas Hill Country - along with my business partner, Ritchie McCulloch of McCulloch Ranch and Land Company. I've educated and helped hundreds of people find the property that's right for them and have made many new friends along the way. I'm also the Homesite Consultant for Menger Springs neighborhood developed by Denton Development and located in Boerne, Texas.

When I am with a customer, I believe that the best way to help someone find that perfect acreage homesite is to help educate them about the whole process. That's one of the reasons why I decided to start this blog. I see it as an opportunity to pass on a few things I've learned along the way that might help you be a more informed buyer. Neighborhood and Homesite Plats


Probably one of the most important steps you must take before you make your decision on a homesite is to thoroughly review the plat of the development. A plat is basically a map of the neighborhood and provides very detailed information about the subdivision and each lot. This is a very important document that the developer of the neighborhood must file with the county. For a plat to be legally valid in the State of Texas, it must be prepared by a Registered Engineer and a Professional Land Surveyor and then approved by County and/or  City representatives (or both) as well as the County Engineer.

Your Realtor and/or neighborhood marketing representative should provide a copy of the plat to review with you. It they don’t, be sure you ask for one and ask them to review it with you to discuss all the elements of the homesite and/or neighborhood you find of interest.

Here are some, but not all of the items that you should find on a plat.

1.      All easements, such as utility and drainage

2.      Flood plains

3.      Building set back lines

4.      Neighborhood and property orientation

5.      Topography

6.      Lot dimensions

7.      Road right of way and drainage information

8.      Possible future easements that might affect your decision. For example, future overhead transmission lines.

You do not want to skip or rush through this very important step. Ask questions and take the time to really understand all the unique elements of the homesite and neighborhood before you make your final decision.

Tips on Buying Lots for Sale and Acreage


WALK, DON'T RUN!


Okay, so here are few important points to consider as you start your process of finding that perfect new homesite in the neighborhood that is right for you and your family.

"Walk don't run."
Take your time, ask lots of questions, do your homework and don't be sold.

Knowledge on your side.
Having a qualified realtor to help you is a good thing. They should be knowledgeable about rural acreage homesites (not just residential properties) so that they best represent you and watch out for your best interest.

Beware of game players!
Unfortunately there are a lot of games that some developers and neighborhoods play with unsuspecting homesite buyers. Don't buy into the high pressure tactics or "too good to be true" offers.

Just the Facts!
Make your final decision based upon all the facts and homework that you have done. Your emotional response is important, but don't let it cloud your decision making process.

Finding the right homesite should be a wonderful experience, so don't rush the process and take it one step at a time. Just give me a call when you're ready to begin!
